Summary

BEE Consulting offers a range of services related to the design, repair, and inspection of building exteriors. Most notable is our involvement with the Rainscreen technology.

Building Envelope

BEE Consulting provides accurate, down-to-earth advice and opinion on construction and materials related subjects. We combine a friendly approach with a background of hands-on experience which enables us to get the best out of tradesmen on the job as well as the consultants who direct their work. Our objective is to provide timely, accurate, succinct and affordable reports that address your concerns, whether it is part of a litigation, or a leaking condo situation. Either way, we recognize that our purpose is to inform and to bring clarity of understanding to any given question.

Rainscreen Technology

For the past four or five years thousands of homeowners in British Columbia and the Pacific Northwest have found themselves in possession of properties that were extensively rotted behind the cladding, in many cases without any evident signs. The problem affected residential buildings, often less that one or two years old. Investigation resulted in the realization that the design of building exteriors without a cavity to drain out water was the root cause of the problem.

In response to this particular problem a new concept called Rainscreen has been developed. Rainscreen is the addition of an exterior building envelope that protects the structure from our wet northwest weather. The concept is fairly simple and much of our new construction and remediation to existing buildings includes Rainscreen Technology. Our experience has been that once a contractor has completed his first Rainscreen project he is sold for life and becomes an enthusiastic proponent for the system.

The other problem for property managers and Association or Strata boards is their need to fulfill their Due Diligence obligations. There are many more issues regarding the legal and practical implications of leaky condos but they are beyond the scope of this brief description.

Reserve Studies

A Reserve Study is a budget-planning tool that identifies the current status of the reserve fund and a stable and equitable Funding Plan to offset the anticipated future major common area expenditures of both capital and maintenance nature.

Maintenance Schedules

A Maintenance Schedule clearly identifies the ongoing maintenance items that are required to preserve the condominium building and grounds close to an "as new" basis.

The combined approach of using a detailed and informative Maintenance Schedule in conjunction with the Reserve Study will not only establish a strong and affordable cash management approach, but will insure that the maintenance items are actually accomplished as needed on a "just in time" basis.
